Building Survey Sidcup: Match the Address to the Right Bexley Record

A building survey in Sidcup should separate the town name from the precise property, its alteration history and the relevant Bexley heritage boundary. Christ Church, The Green, The Oval and other Sidcup conservation areas are separate mapped controls. Borough housing totals do not describe a particular home.

FindTheSurveyor is a neutral marketplace, not a surveying practice. It does not inspect the property, select the survey level or make a technical finding. A complete verified request may receive administrative review without a promised timescale and with no guarantee of an invitation, quote or introduction.

Read the national RICS Level 3 survey guide for the service, the Level 3 survey London guide for regional context and the Level 3 survey cost guide for quote variables without presenting an unsupported Sidcup fee.

Choose the detail from the building

RICS describes Level 3 as its most comprehensive Home Survey report and records RICS Building Survey as the former name. Older, altered, unusual, larger or run-down property and planned major work may support considering it. A Sidcup postcode, 1930s borough category or conservation-area name cannot decide the scope.

The Level 2 vs Level 3 survey comparison helps test the required depth. Level 3 remains visual and is limited by permission, safe access and risk of damage. Visible services are not specialist-tested, and repair-cost advice is an agreed extra. The Level 3 survey example guide illustrates why limitations and further investigations belong in the report.

Use Bexley statistics only as prompts

The exact ONS Census 2021 TS044 result records 95,298 Bexley households. It includes 42,154 in semi-detached houses, 22,536 in terraced houses, 20,318 in purpose-built flats or tenements and 7,054 in detached houses.

The later VOA Council Tax stock release records 101,750 Bexley domestic properties at 31 March 2025. Rounded categories include 35,930 semi-detached, 27,840 flat or maisonette and 27,310 terraced properties; the 1930-to-1939 group contains 37,650.

ONS counts households at Census Day; VOA counts later Council Tax properties and rounds components. Neither isolates Sidcup or establishes the date, structure, tenure, alteration history or condition of the subject. Verify those matters from address records and visible fabric.

Bexley’s planning and Building Control index directs users to separate application searches. Its property-search guidance distinguishes the migrated LLC register from council-provided CON29 information. Planning decisions, Building Regulations records, completion material and legal searches answer different questions.

The adopted Bexley Local Plan supplies the borough framework. The current supplementary-guidance page records adoption of Design Guide SPD Part 2 on 29 June 2026, including Building Alterations and Extensions and Area Types documents. Current policy can identify records to request; it cannot prove historic compliance, workmanship or present condition.

Keep Sidcup’s conservation areas distinct

Bexley’s conservation and heritage directory lists Christ Church, The Green, Halfway Street, The Hollies, Longlands Road, Old Forge Way, The Oval and Willersley Avenue and Braundton Avenue as separate Sidcup conservation areas.

The Christ Church appraisal places that area west of Station Road and describes a planned grid of Victorian and Edwardian development. The Green appraisal instead focuses on parkland around Sidcup Place and Manor House and Sidcup’s early suburban development.

Neither appraisal designates the whole town. Check the exact boundary, statutory or local list, Article 4 record and planning conditions for the address. Use a relevant result to frame questions about roofs, windows, façades, boundaries, extensions and materials, not to infer condition.

Prepare the Sidcup request

Provide the full address; property form and tenure; floor or block position; approximate age and evidence source; inspectable roof, loft, subfloor, basement, drains, elevations, outbuildings, common parts and grounds; known conversion, extension, chimney, roof or wall-removal work; planning and Building Control references; completion or approver material; exact conservation, listing and Article 4 results; title and management papers; known damp, cracking, movement, decay or repairs; intended work; and earlier reports.

Submit a Sidcup Level 3 survey request with that information. Ask each proposal to define inspection extent, exclusions, report format and separately agreed additions. FindTheSurveyor may review the request administratively but does not provide the survey.
