FindTheSurveyor Marketplace Terms

These terms apply to customers and surveyors using FindTheSurveyor. The platform is operated by FIND THE SURVEYOR LIMITED (company number 17398697, registered in England and Wales). You must accept the current version before posting a job, submitting a surveyor application or submitting your first quote, as applicable. We record the version and acceptance time.

What FindTheSurveyor is — and is not

FindTheSurveyor is a platform where customers post surveying work, invited qualified property surveyors submit quotes, and the customer chooses which quote to proceed with.

We are not a surveying firm and do not provide surveying, valuation, Party Wall or other professional advice. The professional service is supplied under a separate contract directly between the customer and selected surveyor. FindTheSurveyor is not a party to that contract.

Customer jobs

Posting and comparing a job is free for the customer and creates no obligation to accept a quote. Customers must provide accurate information, a full property address and current contact details, verify their email, and avoid unnecessary sensitive information about another person.

The administrator reviews the complete enquiry and begins inviting suitable surveyors within one working day. We may reject or suspend a job where information is incomplete, appears false, is spam, falls outside the platform’s scope, creates a safety or legal concern, or breaches these terms. A rejected customer receives a short notice that the job will not proceed; internal anti-spam checks are not disclosed.

Invitations and restricted information

The administrator may invite up to five suitable surveyors and may invite a replacement where an invitation is declined or receives no response. Each invitation expires after 48 hours. A surveyor who has not responded receives one reminder after 24 hours.

Before selection, a surveyor receives only the outward postcode, requested service, relevant property facts, timing and customer notes after names and contact details have been removed. The surveyor does not receive the customer’s name, email address, phone number, full postcode or full property address.

Compare up to five quotes. The number received may be fewer. FindTheSurveyor does not promise a particular price, surveyor response, inspection date or report-delivery date.

Quotes and comparison

Each quote must state:

  • the professional fee before VAT;
  • the VAT amount or that the surveyor is not VAT registered;
  • the final total payable by the customer;
  • scope, inclusions, exclusions and assumptions;
  • availability;
  • expected report-delivery time; and
  • a quote-valid-until date between 7 and 30 calendar days after submission.

Quotes appear in the order received by default. Customers may sort by price or availability. There is no paid, sponsored, preferred or recommended ranking.

A surveyor may revise or withdraw its quote before selection. Revisions are timestamped and visible to the customer. An expired quote cannot be selected unless the surveyor renews it. Each surveyor sees only its own invitation, quote and messages, never a competitor’s identity, price or activity.

The customer may reject every quote without charge or obligation.

A customer may ask the administrator to withdraw and close the job before an introduction is made. Open invitations then close and no surveyor receives the customer’s private details.

Private surveyor information

There is no public surveyor directory or public surveyor profile. A customer sees the surveyor’s private profile only with that surveyor’s quote.

The profile shows the exact qualification or professional membership, issuing body, check method and check date; services declared by the surveyor; and checked contracting identity and professional indemnity insurance status.

“Membership verified” means current membership was confirmed against the issuing body’s public register. “Document checked” means submitted evidence was reviewed where no suitable public register was available. FindTheSurveyor checks documentary evidence but does not assess or certify technical competence, endorse a surveyor or guarantee their work.

Messages before selection

The customer and each quoting surveyor may exchange private text messages about the job. Messages are visible to those two parties and the authorised administrator. Names, full addresses, email addresses, phone numbers and links are blocked to protect the introduction process. Do not use messages for unlawful material, marketing, harassment or attempts to bypass the platform.

Fees and introductions

FindTheSurveyor charges no customer fee and no surveyor fee. No platform fee, introduction fee, listing fee or subscription applies, and no fee is charged retrospectively for anything arranged during this period. FindTheSurveyor does not take payment from either party and does not use a payment processor.

On-platform quoting, selection and payment are not currently in operation. Where a request is suitable and a participating surveyor is available, the administrator arranges the introduction and releases each party’s contact details to the other. Nothing is released to a surveyor who is not introduced.

The customer pays the professional survey fee directly to the surveyor. FindTheSurveyor does not collect or hold that professional fee and is not a party to the surveying appointment.

Surveyor responsibilities

A surveyor must:

  • be authorised to act for the contracting identity recorded on the platform;
  • keep identity, qualification, membership, service, insurance, coverage, availability and billing information accurate;
  • hold current professional indemnity insurance before quoting;
  • accept only work they are competent and legally permitted to undertake;
  • quote accurately and comply with the submitted scope and validity period;
  • protect restricted job information and customer details; and
  • comply with applicable professional, statutory, tax and data-protection duties.

Applying as a surveyor

Every individual surveyor must submit a separate private application and verify their email, even where several applicants use the same firm. Sole traders, partnerships and limited companies may apply. A business phone number is optional. Applying, approval and marketplace membership are free.

The applicant must provide accurate identity and contracting details, relevant qualification or membership evidence, current professional indemnity insurance, the services requested for approval and postcode-area coverage. The administrator reviews every application and may approve it, request changes or reject it. A submitted application is locked during review and becomes editable only when changes are requested.

Approval requires the documentary, identity, insurance, service and coverage checks specified by the platform. Services and coverage areas are approved separately. A rejected applicant cannot apply again unless the administrator permits reapplication. Approval makes the surveyor eligible for administrator-selected invitations; it does not create a public profile, guarantee an invitation or guarantee work.

RICS members and other appropriately qualified surveyors may participate. A non-RICS qualification must be directly relevant to surveying, property, construction, valuation or Party Wall work. Services remain the surveyor’s declaration.

If insurance or another required check expires, quoting access is suspended until replacement evidence is checked. We may also suspend access immediately while investigating a serious complaint or evidence concern.

Concerns and professional complaints

Customers and surveyors may report a concern about platform conduct, a private profile, quote or message. We may restrict access while investigating.

A complaint about the professional service must be made to the selected surveyor or contracting firm through its applicable complaints process. FindTheSurveyor handles complaints about the platform, not the professional work itself.

Acceptable use

Do not submit false enquiries or evidence, impersonate another person, scrape platform data, probe another person’s private link, interfere with the service, evade security or rate limits, or use information received through the platform for an unrelated purpose.

Availability and liability

Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for fraud or fraudulent misrepresentation, or for death or personal injury caused by negligence.

Subject to that, FindTheSurveyor is not responsible for professional services supplied by a surveyor, the accuracy or availability of a surveyor’s quote, decisions based on general website content, or the direct contract between customer and surveyor. We do not guarantee uninterrupted access or a particular quote, price, inspection date or report-delivery date.

These terms do not affect rights that cannot lawfully be excluded or limited.

Changes and law

We may update these terms. The date above identifies the current version. A material change applies from its published effective date and does not rewrite a contract already formed directly between a customer and surveyor.

These terms are governed by the law of England and Wales. A consumer may also have the right to bring proceedings in the part of the United Kingdom where they live.
