Building Survey Bexleyheath: Keep Town, Borough and Address Evidence Apart

A building survey in Bexleyheath should distinguish the town from Bexley borough totals and from any nearby mapped heritage asset. The survey scope depends on the subject’s construction, tenure, alterations, access and records. A town-centre strategy, park designation or borough age band cannot diagnose the building.

FindTheSurveyor is a neutral marketplace, not a surveying practice. It does not inspect the property, choose the survey level or make a technical finding. A complete verified request may receive administrative review without a promised timescale and with no guarantee of an invitation, quote or introduction.

Read the RICS Level 3 survey guide for the national service, the Level 3 survey London guide for regional context and the Level 3 survey cost guide for quote variables without treating it as a Bexleyheath price.

Select the detail from the actual property

RICS describes Level 3 as its most comprehensive Home Survey report and records RICS Building Survey as the former name. An older, larger, unusual, materially altered or run-down property, or planned major work, can support considering it. The proposed surveyor should still explain why the scope fits this address.

The Level 2 vs Level 3 survey comparison helps test the required depth. Level 3 remains a visual inspection limited by permission, safe access and risk of damage. Visible services are not specialist-tested, and repair-cost advice is included only if agreed. The Level 3 survey example guide illustrates how limitations and further investigations should be reported.

Use Bexley figures only as borough prompts

The exact ONS Census 2021 TS044 result records 95,298 Bexley households. It includes 42,154 households in semi-detached houses, 22,536 in terraced houses, 20,318 in purpose-built flats or tenements and 7,054 in detached houses.

The VOA Council Tax stock release records 101,750 Bexley domestic properties at 31 March 2025. Rounded categories include 35,930 semi-detached, 27,840 flat or maisonette and 27,310 terraced properties; the 1930-to-1939 group contains 37,650.

ONS counts households at Census Day; VOA counts later Council Tax properties and rounds components. Neither is a Bexleyheath-only result or proof that the subject is semi-detached or from the 1930s. Verify age, form and construction from records and visible fabric.

Describe access and alterations before instruction

For a house, state whether the loft, subfloor, drains, garage, outbuildings, roof, side and rear elevations can be inspected. Identify extensions, loft conversions, removed walls, chimney changes and replacement openings. For a flat, provide the demise, floor and block position, managing party and access to roofs, external walls, basements, common parts and planned-major-work information.

Ask each proposal to define direct inspection, representative viewing and exclusions. An inter-war borough category can prompt questions about roof, wall, subfloor and alteration evidence, but it cannot establish the date or condition of one house.

Reconcile the records by purpose

Bexley’s planning and Building Control index links separate application searches. The property-search page says the LLC register moved to HM Land Registry while the council continues to supply CON29 routes. Planning decisions, approved drawings, Building Regulations evidence, completion records and legal searches remain distinct.

The adopted Bexley Local Plan provides the borough framework. The council’s supplementary-guidance page records adoption of Design Guide SPD Part 2 on 29 June 2026, including Building Alterations and Extensions and Area Types documents. Current guidance does not retrospectively prove compliance or workmanship.

Check the Bexleyheath heritage result precisely

Bexley’s conservation and heritage page records 23 conservation areas, more than 150 listed buildings, around 400 locally listed buildings and several Article 4 directions. It also identifies Danson Park, Bexleyheath as a Grade II registered historic park and garden.

That park entry does not designate every Bexleyheath property. Check the exact address against conservation boundaries, appraisal documents, statutory and local lists, Article 4 maps and the registered park boundary. Use a relevant result to frame alteration and intended-work questions, not as a condition finding.

Prepare the Bexleyheath request

Provide the full address; property form and tenure; approximate age and evidence source; floor or block position; inspectable loft, subfloor, roof, basement, drains, elevations, outbuildings and common parts; known conversion, extension, chimney, loft or structural work; planning and Building Control references; completion or approver evidence; exact conservation, listing, Article 4 and registered-park result; title and management papers; known movement, damp, decay or repairs; intended work; and earlier reports.

Submit a Bexleyheath Level 3 survey request with that information. Ask each proposal to define inspection extent, exclusions, report format and separately agreed additions. FindTheSurveyor may review the request administratively but does not provide the survey.
