Building Survey Bexley: Turn 1930s Stock Context into Property Questions

A building survey in Bexley can use the borough’s substantial semi-detached and 1930s Council Tax categories to prepare questions, but not to classify the subject. The full address, actual construction, alterations, access and records decide what the surveyor can inspect and report.

FindTheSurveyor is a neutral marketplace and does not carry out surveys, select the appropriate level or make a property-specific diagnosis. A complete verified request may receive administrative review without a promised timescale and with no guarantee of an invitation, quote or introduction.

Read the national RICS Level 3 survey guide, add regional context from the Level 3 survey London guide, and use the Level 3 survey cost guide for scope variables without assuming a Bexley price.

Select the scope from the actual property

RICS describes Level 3 as its most comprehensive Home Survey report and identifies RICS Building Survey as the former name. It gives older, larger, unusual, altered or run-down properties and planned major work as examples. Age, size, condition, complexity, originality and customer objectives still have to be evaluated at the subject.

The Level 2 vs Level 3 survey comparison helps test the required detail. Level 3 is a visual inspection limited by permission, safe access and risk of damage. Visible services are observed rather than specialist-tested and repair-cost advice is an agreed addition. The Level 3 survey example guide illustrates the need to state inspection limitations and recommended follow-up.

The exact ONS Census 2021 TS044 result records 95,298 Bexley households. It includes 42,154 semi-detached, 22,536 terraced, 20,318 purpose-built-flat and 7,054 detached-house households.

The VOA Council Tax stock release records 101,750 Bexley domestic properties at 31 March 2025. Its rounded type table includes 35,930 semi-detached, 27,310 terraced, 27,840 flat or maisonette, 5,720 bungalow and 4,520 detached properties. The largest stated grouped period is 1930-39 at 37,650.

ONS counts households at Census Day. VOA counts later Council Tax properties and rounds its component tables. The figures do not say that a particular Bexley home is semi-detached or built in the 1930s. Confirm age from documents and fabric, and confirm form from the actual building.

Convert likely questions into inspectable scope

Where a house is known to be from the inter-war period, ask for attention to the roof and coverings, chimney and parapet details, rainwater disposal, wall construction, subfloor ventilation, original and replaced openings, extensions and internal alterations. These are inspection prompts, not claims that the property has a defect.

State whether the loft, subfloor, garage, outbuildings, drains, side passages and all elevations are accessible. For a flat or converted building, identify the demise, floor, roof and basement arrangements, inspectable common parts, freeholder or managing agent and records for external or major works. Ask the surveyor to report direct, representative and excluded inspection separately.

Bexley’s planning and Building Control page links separate searches. Use the full address to find relevant extensions, loft work, conversions, outbuildings or window changes. Planning approval does not establish Building Regulations completion, and neither establishes how work was executed or its current condition.

The council’s property-search guidance says the LLC register moved to HM Land Registry while Bexley continues to provide information including CON29 routes. The conveyancer should interpret the title and search results. The survey brief should identify decisions, completion evidence and gaps without turning a missing portal record into a legal conclusion.

The adopted Design Guide SPD Part 2 has applied since 29 June 2026 and includes Building Alterations and Extensions and Area Types documents. It is current planning guidance, not retrospective proof about existing work. Match any proposal to the decision date and documents in force at that time.

Check the exact heritage designation

Bexley’s conservation and heritage page records 23 conservation areas, more than 150 listed buildings, about 400 locally listed buildings, four registered parks and gardens and four scheduled monuments. Check the exact property against the current maps, appraisal, local list and any Article 4 direction.

The adopted Bexley Local Plan provides the borough planning framework alongside the London Plan. Policy and designation affect record and intended-work questions; neither substitutes for condition evidence.

Prepare the Bexley request

Provide the full address; property form and tenure; approximate age and source; accessible loft, subfloor, drains, outbuildings, elevations and common parts; known extensions, loft conversions or structural alterations; planning and Building Control references; completion or approver records; title and search material held; conservation, listing and Article 4 results; management documents where relevant; known movement, damp or decay; intended work; and previous reports.

Submit a Bexley Level 3 survey request with that information. Ask each proposal to define inspection extent, exclusions, report format and separately agreed additions. FindTheSurveyor may review the request administratively but does not provide the survey.
