Level 3 Survey Cost: Published Fees and What Affects the Quote

There is no standard price for a Level 3 survey. Published fee guides give a starting range, but what a RICS Level 3 survey cost reflects is the property, the scope agreed and the surveyor’s own terms. The useful question is what a quote for your property actually includes.

What published fee guides say

Nationwide Building Society publishes its own fees for the Home Survey Level 3 reports it offers, by property value and including VAT. A selection of its bands:

From £4,000,001, Nationwide’s table gives its Level 3 fee as “Price on application”.

HomeOwners Alliance, in a guide headed “How much does a house survey cost in 2026?”, gives a typical Level 3 cost of £630 – £1,500. By property value its table shows £630 – £800 for £100k – £249k, £800 – £900 for £250k – £349k, £900 – £1,100 for £350k – £499k and £1,000 – £1,500 for £500k – £1m. It does not say whether VAT is included, and it says London surveys are typically more expensive because the fee depends on the value of the house.

The two publishers’ figures agree in some bands and not in others: for the lowest and highest bands shown here, Nationwide’s fee is above HomeOwners Alliance’s range. Neither has seen your property. A quote for the actual building, with its scope written down, is the figure to rely on.

Property factors

A surveyor may take account of:

  • property type, age and construction;
  • floor area, number of levels and layout;
  • condition and known defects;
  • extensions, conversions and other alterations;
  • outbuildings, grounds and retaining structures included in the instruction;
  • access restrictions and occupied or tenanted areas; and
  • location and travel required.

A larger or more complex property ordinarily requires more inspection and reporting work than a smaller, straightforward one.

Scope factors

Quotes can differ because the proposed scope differs. Check whether each quote clearly describes:

  • the inspection and report format;
  • included buildings and external areas;
  • known access limitations;
  • additional advice or agreed specialist elements;
  • exclusions and assumptions;
  • inspection availability; and
  • expected report-delivery time.

VAT and the final total

Each marketplace quote must state the survey fee before VAT, the VAT amount or that the surveyor is not VAT registered, and the final total payable by the customer. Compare that final total alongside the scope.

Level 2 or Level 3?

For the same property, Level 3 normally costs more because its inspection and report are more extensive. The Level 2 survey cost guide covers what affects a quote at the lower level. Compare quotes for the actual property

Provide the full address, property information and concerns when posting the job. The administrator reviews the complete enquiry and sends invited surveyors only a restricted, non-identifying brief before selection.

If a quote is received and passes the administrative-completeness check, it is shown in the authenticated customer portal. A presented quote includes the price breakdown, scope, availability, delivery timing, validity date and a private documentary profile. Availability varies, so submission does not guarantee an invitation, quote or introduction.
