Visible services may be observed in use, never specialist-tested under the ordinary scope. Roof voids, window operation, floor surfaces and drainage chambers are conditional on access and safety. Arrange keys, loft and garden entry, outbuilding access, clear floor areas and permission for communal elements before the visit. Tell the surveyor about previous movement, leaks, damp, drainage work, insurance events or repairs without claiming a cause.

Keep Hertsmere evidence at district scale

It includes 13,839 semi-detached, 10,576 purpose-built flat, 8,700 terraced, 7,985 detached and 630 converted or shared-house households. Check the official address and use the appropriate current channel; do not assume an old council register route still supplies LLC1.

Map the Potters Bar heritage control, not the town name

Hertsmere lists 15 conservation areas, including Potters Bar Darkes Lane (West) and The Royds. The dedicated Royds page states its streets and numbered properties, provides the map and appraisal, and records a July 2015 Article 4 confirmation.

Neither conservation area covers the whole town. Current Hertsmere material also contains other Potters Bar Article 4 records with different subjects and dates. Check the address, mapped land, operative date and controlled development rather than carrying one direction across Potters Bar.
