Building Survey Borehamwood: Verify the Address Across Separate Records

Borehamwood is a Hertfordshire town in the Borough of Hertsmere and lies outside Greater London. This building survey in Borehamwood guide concerns a RICS Level 3 Home Survey at one identified property. Hertsmere totals and registers are district evidence, not findings about the town or an address.

FindTheSurveyor is a marketplace and does not perform inspections or select survey levels. A complete verified request may receive administrative review, without a promised review time and with no guarantee of an invitation, quote or introduction.

Use the RICS Level 3 survey guide for the national definition, then make the instruction specific to the building, alterations, access and intended works.

Select depth from the actual property

RICS’s consumer guide describes Level 3 as its most comprehensive Home Survey report and records the former Building Survey name. Large, old, unusual, altered or run-down properties and major proposed works are examples, but age, size, condition, complexity and originality generally guide suitability.

Borehamwood’s proximity to London does not make it a Greater London address. The Level 3 survey London guide is a boundary comparison, not a source of Borehamwood statistics. The Level 3 survey cost guide explains fee inputs without claiming a local price, and the Level 2 vs Level 3 survey comparison helps state the required depth.

The RICS Home survey standard page, updated 17 June 2026, says the first edition remains in use until the second edition is fully effective. Confirm the governing edition and any additional services.

Record access limitations in advance

The current RICS Level 3 inspection scope is visual and limited by permission, safety, access and risk of damage. Visible services are not specialist-tested, and fixed finishes, secured panels and heavy contents are not removed by default.

Repair-cost advice must be agreed as an addition. The Level 3 survey example guide shows the importance of recording an observation separately from a limitation or recommendation. Arrange access to lofts, gardens, outbuildings and common elements before the visit.

Keep Hertsmere statistics at district scale

The exact ONS Census 2021 TS044 result records 42,682 Hertsmere households. It includes 13,839 semi-detached, 10,576 purpose-built flat, 8,700 terraced, 7,985 detached and 630 converted or shared-house households. Another 952 occupy the remaining categories.

The VOA Council Tax stock release separately records 45,940 Hertsmere domestic properties at 31 March 2025. Rounded forms include 13,700 flats or maisonettes, 11,050 semi-detached, 10,760 terraced, 6,890 detached and 2,930 bungalows. The largest grouped period is 1945–54 at 7,590.

These are not Borehamwood figures. The units and dates differ and cannot identify a property’s build date, materials, alteration history or condition.

Build the alteration history from original documents

Hertsmere’s planning-search guidance allows searches by area, reference and location and provides current and scanned historic files. Search the full address, then read the application, drawings, officer report, conditions, decision and amendments. Request missing documents from the council.

Building control is handled separately by Hertfordshire Building Control. Its application page links a historic search. A planning or building-control entry is not proof that work was completed as approved. Ask for approvals, inspection and completion documents, warranties and competent-person certificates.

Hertsmere’s local-search page says the Local Land Charges Register moved to HM Land Registry on 10 December 2025 while the council continues CON29 replies. Use the current official channels for the exact address.

Avoid inferring a heritage answer from the town name

Hertsmere’s current conservation-area list names 15 areas but none named Borehamwood. Its separate Article 4 directory identifies land at Theobald Street under Borehamwood.

That does not clear every other address of constraints or extend the Theobald Street direction across the town. Check the precise land, sealed direction, statutory and local listings, nearby designations, tree controls and planning history for the complete property.

Keep strategic flood evidence strategic

Hertsmere’s Level 1 Strategic Flood Risk Assessment supports spatial planning and development management. It is not a home survey. Use the Environment Agency’s long-term flood-risk service, conveyancing searches and the property’s flood, drainage, insurance and repair history. The government result cannot predict whether an individual property will flood.

Prepare the Borehamwood instruction

Provide the full address; tenure, form and approximate age; extensions, conversions and structural alterations; available approvals and completion evidence; access restrictions; cracking, damp, leaks or drainage concerns; and intended works. Agree valuation, repair costs, tests or specialist investigation separately.

Submit a Borehamwood Level 3 survey request with that evidence. Submission permits administrative review only: FindTheSurveyor does not carry out the survey, decide the scope or guarantee an invitation, quote or introduction.
