Building Survey Ilford: Separate Search Records from Site Evidence
Ilford is a town within the London Borough of Redbridge. This page treats building survey in Ilford as a RICS Level 3 Home Survey for a named property, not as a claim that borough statistics or constraints apply to every Ilford address.

The RICS Home Survey consumer guide calls Level 3 the most comprehensive report in the RICS series and records its previous Building Survey name. It identifies large, old, unusual, altered or poorly maintained property and major planned work as examples. RICS still says age, size, condition, complexity and originality are the usual choice factors.

The RICS Home survey standard status was updated on 17 June 2026. The first edition remains in use until the second is fully effective. Record the edition, exclusions and any additions in the engagement terms.
Give access limitations the same weight as concerns
RICS’s Level 3 inspection scope is extensive but non-destructive. Permission, safety and possible damage limit the inspection. Safe occupier-opened voids can be viewed; fixed finishes, secured areas and heavy obstructions are not routinely displaced.
The surveyor may observe visible services operating normally but does not test them. Windows, floors, roof spaces and drainage chambers are expressly access-dependent. Tell the proposed surveyor about keys, occupants, roof hatches, fitted floors, stored belongings, rear or side access, common parts and outbuildings. Record suspected leaks, cracking, movement, damp or drainage problems as observations and history, not as self-diagnosed causes.
Keep Redbridge counts out of property-level conclusions
The exact ONS TS044 result covers 103,713 Redbridge households at 21 March 2021. It records 33,469 terraced, 27,965 semi-detached, 26,303 purpose-built flat, 7,229 detached and 6,792 converted or shared-house households. The final three categories total 1,955.
The VOA administrative release separately records 108,060 domestic properties in Redbridge at 31 March 2025. Its rounded types include 44,720 terraced, 38,300 flats or maisonettes, 18,050 semi-detached, 3,630 detached and 2,860 bungalows. The largest grouped construction period is 1930–39 at 26,220.
VOA property categories happen to add to the displayed total here, but they remain rounded. ONS counts households at a different date. Neither dataset isolates Ilford or describes the subject home’s form, age or defects.
Read database disclaimers before relying on a result
Redbridge’s planning search accepts a reference, address or development description and contains applications dating from 1989. The council warns that the database is incomplete, cannot replace a formal land-charge search and is not formal notification of a decision. Read the actual decision and documents for the relevant site.
The same interface exposes building-control application records under the same warning. A result title cannot show that work was built exactly as submitted or reached completion. Request the applicable notices, plans, inspection and completion evidence from the appropriate records and parties.
Redbridge’s local land-charge page separates LLC1 from CON29R and describes a full search that includes planning and building-control information. Keep that formal result separate from title documents, application files and a surveyor’s physical observations.
Verify Ilford heritage constraints instead of generalising
Redbridge publishes one protected buildings and conservation areas register page. It lists 16 borough conservation areas, statutory and local heritage information and Article 4 directions. One direction is specific to The If Bar at 71 Ilford Hill; that fact is not an Ilford-wide control.
Use the council map and current documents for the complete address. Conservation status, listing, local heritage and Article 4 rules have different effects. An Ilford location or nearby asset does not prove designation, consent history or physical condition.
Convert strategic flood evidence into address questions
The council’s Level 1 Strategic Flood Risk Assessment supports planning across Redbridge. It should inform questions about relevant sources and mapping, not a conclusion about one home.
Run the Environment Agency long-term address check, obtain suitable environmental and drainage searches, and disclose any known flood, sewer, insurance or water-ingress history. The government service does not predict whether an individual property will flood. A Level 3 visual inspection is not a flood assessment or drainage test.
Prepare the Ilford request
Give the complete address, property type and tenure, approximate date, alterations and conversions, planning and building-control references, access limits, reported problems and planned works. List any valuation, testing, cost advice or specialist investigation separately so the proposed terms can accept or exclude it clearly.
