Building Survey Hammersmith: Separate Town-Centre Context from the Building
A building survey in Hammersmith should distinguish a named place, a mapped town-centre planning document and the actual building. Borough statistics show large flat, conversion and older-stock categories, but only the address, fabric, alterations, tenure and access define the inspection problem.
FindTheSurveyor is a neutral marketplace and does not inspect property, select the survey level or certify a building. A complete verified request may receive administrative review without a promised timescale and with no guarantee of an invitation, quote or introduction.
Use the RICS Level 3 survey guide for the national definition, the Level 3 survey London guide for regional context, and the Level 3 survey cost guide for scope factors without assuming a Hammersmith price.
Select depth from form and complexity
RICS describes Level 3 as its most comprehensive Home Survey report and records RICS Building Survey as the former name. Older, larger, unusual, altered or run-down buildings and planned major work are examples, but age, size, condition, complexity, originality and the customer’s needs decide whether that depth is appropriate.
Use the Level 2 vs Level 3 survey comparison to frame the choice. A Level 3 inspection is visual and limited by permission, access, safety and risk of damage. Services are observed rather than specialist-tested and repair-cost advice must be agreed. The Level 3 survey example guide helps set expectations for material limitations and further investigations.
Label Hammersmith and Fulham figures correctly
The exact ONS Census 2021 TS044 result records 81,243 Hammersmith and Fulham households. It includes 39,074 purpose-built-flat, 19,940 converted or shared-house and 15,280 terraced-house households.
The VOA Council Tax stock release records 95,120 borough domestic properties at 31 March 2025. Its rounded type table includes 72,100 flats or maisonettes and 19,160 terraced properties. Pre-1900 is the largest stated grouped period at 45,770.
ONS counts households at Census Day. VOA counts Council Tax properties later and rounds component tables. Neither is a Hammersmith-only count and neither identifies the form, age, use mix, alteration history or condition of an address.
Scope the whole physical inspection boundary
For a flat, mansion block, conversion or mixed-use building, give the floor, demise and block position, original and current use if known, freeholder or managing agent, common circulation, roof, basement, lightwell, service and external-wall access. Supply the lease plan, management papers, planned-major-work material, fire or external-wall reports held and alteration licences.
For a house, describe extensions, loft or basement work and access to roofs, subfloors, drains, side passages and rear elevations. Ask the surveyor to separate direct entry, representative viewing and exclusions. A detailed report cannot remove an access limitation.
Reconcile planning and completion evidence
The council’s PublicAccess guidance describes searches by address, reference and postcode, property history and the constraints tab. Search planning records for changes of use, conversion, extension, roof, basement, façade and window work. A decision and its drawings explain a proposal but do not establish current condition.
Use the distinct Building Control search and seek the relevant completion certificate or private-approver material. The council’s Building Control guidance treats completion and certification as separate evidence. Reconcile the work description, decision, commencement, completion and approver rather than assuming one record proves another.
Apply mapped Hammersmith controls precisely
The Hammersmith Town Centre SPD adoption statement records adoption on 6 August 2024. Treat it as mapped planning context for the town centre, not as a designation for every address carrying the Hammersmith name and not as evidence about condition.
Hammersmith and Fulham also publishes a dedicated Hammersmith Grove Article 4 direction. Its conservation directory sits within a borough of 44 conservation areas. Confirm the exact address, boundary, direction, appraisal, listing and decision date. Planning controls can affect intended work but do not identify a defect.
Prepare the Hammersmith request
Provide the complete address; form, tenure, use, demise, floor and block position; approximate age and source; accessible roofs, basements, lightwells, subfloors, service areas, elevations and common parts; known conversion, change of use, extension or structural work; planning and Building Control references; completion or private-approver records; town-centre, conservation, listing and Article 4 results; management material; known damp, movement or decay; intended works; and earlier reports.
Submit a Hammersmith Level 3 survey request with that information. Ask each proposal to define the inspection, exclusions, report format and separately agreed services. FindTheSurveyor may review the request administratively but does not carry out the survey.
