Building Survey Uxbridge: Assemble a Verifiable Property History
Uxbridge is a town within the London Borough of Hillingdon. This page uses building survey in Uxbridge for the current RICS Level 3 Home Survey requested at an identified property. Hillingdon-wide statistics and registers provide questions to investigate; they do not describe every Uxbridge building.

Start with scope, not a local label
RICS’s consumer guidance describes Level 3 as the most comprehensive RICS Home Survey report and notes its former Building Survey name. It gives large, old, unusual, altered or run-down homes and planned major works as examples, but says age, size, condition, complexity and originality generally determine the suitable level.
Uxbridge’s place name, a heritage boundary or a build-period table cannot make that decision. The Level 3 survey London guide adds the Greater London frame. The RICS Home survey standard page, updated 17 June 2026, retains the first edition until the second edition becomes fully effective. Confirm the edition and any additions in the proposed terms.
Identify what can actually be inspected
Under the current Level 3 inspection scope, the inspection is detailed but visual. It is limited by permission, safe access and the risk of damage. Panels normally opened by an occupier may be accessed safely, but fixed coverings, secured hatches and heavy contents are not removed by default.
Services are observed in normal operation where visible; they are not tested. Accessible roof voids, window openings, floors and drain chambers have their own safety and access limits. Cost advice is not inherent in the standard scope. The Level 3 survey example guide shows how limitations and follow-up recommendations should appear separately from findings.
Before inspection, confirm keys, loft access, parking or permit arrangements, rear and side access, shared-area permissions, outbuildings and any occupied or tenanted spaces. For a flat, state which common parts and external elements form part of the instruction.
Use Hillingdon totals without shrinking them to Uxbridge
The ONS TS044 version 4 result records 109,225 Hillingdon households on Census Day 2021. Its categories include 38,338 semi-detached houses, 28,585 purpose-built flats or tenements, 21,773 terraced houses, 15,182 detached houses and 3,140 converted or shared houses. The other three categories total 2,207.
The separate VOA release records 118,260 domestic Council Tax properties in Hillingdon at 31 March 2025. Rounded categories include 40,240 flats or maisonettes, 31,660 semi-detached, 29,640 terraced, 10,130 detached and 5,840 bungalows. The largest grouped period is 1930–39 at 35,220.
Those rounded property categories sum to 118,280, not the displayed 118,260. Preserve that stated rounding difference. Do not add Census households to Council Tax properties or present either dataset as an Uxbridge-town, postcode or address count.
Follow the alteration trail document by document
Hillingdon’s planning search guide explains searches by reference, location, ward and date, plus document and map views. Search the complete address and plausible historical descriptions. Read the actual drawings, decision, conditions and later amendments; permission does not prove construction.
Use Hillingdon’s separate building-control search for building-regulations records. A planning consent and a building-control record are different evidence. Ask for the completion certificate, inspection history, structural information and scheme certificates appropriate to the work, and treat an absent online record as a question rather than a verdict.
The council’s local land-charge register guidance says LLC1 can include conservation, tree, enforcement and listing constraints, while CON29 can cover roads, proposed enforcement, breach and building-regulations matters. Formal searches remain distinct from title, planning and physical inspection.
Separate Uxbridge heritage designations
Hillingdon’s conservation-area list includes Old Uxbridge/Windsor Street, The Greenway, Cowley Church and Uxbridge Lock/Moor among differently bounded areas associated with Uxbridge. The council separately identifies North Uxbridge as an Area of Special Local Character.
These categories are not interchangeable. Confirm the exact boundary, listed status, local designation, Article 4 position and relevant consent history for the address. A designation may affect proposed repairs or alterations but is not evidence of a defect.
Ask flood questions at the correct scale
The West London Strategic Flood Risk Assessment is a joint Level 1 planning resource covering Hillingdon and five other boroughs. Its web maps cover several sources and include stated data limitations. Hillingdon also links the assessment from its flood-risk guidance.
Strategic mapping must be followed by the Environment Agency’s address-led long-term check, appropriate searches and the property’s recorded flooding, drainage, insurance and repair history. The address service does not predict whether an individual home will flood, and a visual survey is not a drainage test.
Build the Uxbridge brief
Provide the full address, property and tenure type, approximate age, extensions and conversions, structural changes, planning and building-control references, known defects, proposed works and every access limitation. Make any valuation, repair-cost advice, testing or specialist report an explicit separately priced request.
