Building Survey Chislehurst: Verify the Address, Not the Road Name

A building survey in Chislehurst needs an address-led brief. Bromley-wide data, a Chislehurst postal description and a document containing “Chislehurst Road” are different evidence. The surveyor needs the actual construction, alterations, access and records for the property, not an inference from any one label.

Match the depth to the property

RICS describes Level 3 as its most comprehensive Home Survey report and records RICS Building Survey as the previous name. Older, larger, unusual, altered or neglected buildings and planned major work may justify considering it, but the decision still depends on the individual property and customer objectives.

Do not turn Bromley totals into a Chislehurst profile

The exact ONS Census 2021 TS044 result records 135,827 Bromley households. It includes 40,562 households in semi-detached houses, 31,895 in purpose-built flats or tenements, 27,990 in terraced houses and 24,563 in detached houses.

The VOA Council Tax stock release records 143,600 Bromley domestic properties at 31 March 2025. Rounded types include 46,950 flats or maisonettes, 34,130 semi-detached, 33,270 terraced, 20,670 detached and 7,640 bungalow properties.

ONS and VOA use different units and dates. Neither is a Chislehurst count, and neither identifies the form, period or condition of an address. Supply the actual property type, tenure, approximate age and source rather than asking a borough category to stand in for inspection.

Set an inspectable boundary

For a house, state access to lofts, subfloors, roofs, chimneys, drains, outbuildings, side and rear elevations and any basement. Identify extensions, loft work, garage conversions, removed walls and altered openings. For a flat, record the demise, block and floor, managing party and access to common roofs, walls, basements, plant and grounds.

Ask the proposed surveyor to separate areas entered, viewed from representative positions and excluded. A generous plot, nearby common or traditional street character can shape questions, but does not prove drainage, tree, ground or movement problems at the subject.

Keep plan, permission and completion evidence distinct

Bromley’s Local Plan page records adoption on 16 January 2019 and says the plan is under review. Use the policy and mapping appropriate to the relevant decision date. A policy designation is not approval for historic work and does not establish present condition.

The council’s Public Access guidance says the online planning history is incomplete and is not a substitute for a formal land-charge search. Search alternative historic forms of the address where necessary, then obtain decisions and approved drawings. Resolve the Chislehurst naming trap

Bromley’s conservation-area page lists 47 areas and directs users to an interactive property map. Its 2025 Chislehurst Road appraisal says that conservation area is at the northern fringe of Petts Wood, about one mile north-west of Orpington town centre. The road continues toward Chislehurst, but its name is not proof that a Chislehurst property lies in that mapped area.

The Article 4 directory lists a mapped Chislehurst Road direction and a separate Kemnal Road, Chislehurst direction. The confirmed Chislehurst Road roof direction took effect on 19 July 2022. Check the plan, address and class of work; do not transfer either control across the locality because the names appear related.

Prepare the Chislehurst request

Provide the full address; property form and tenure; approximate age and source; floor or block position where relevant; accessible loft, subfloor, roof, basement, drains, elevations and common parts; known extension, conversion, roof, chimney or structural work; planning, Building Control and completion references; exact conservation, listing, Article 4 and tree results; title and management papers; known cracking, damp, decay or repair history; intended works; and earlier reports.
